8th Street Marketplace involved the remodel of two existing large commercial retail buildings located in downtown Boise. The Mercantile Building is an 86,435-sqft five-story building and the Northrup Building is 49,200-sqft located across the street. Work included: a complete upgrade of the atrium core of the building, replacement of all floor finishes, with tile and new carpet squares and polishing of existing concrete floors, replacement of all hand, guard, and stair railings, replacement of existing individual suites, and the entries were updated with new store front and sign décor packages. Smoke management system for the building core was spread out and installed in a three-phase approach. Operation and use of the building during remodel was continuous, with very minimal interruption to tenants, and numerous tenant improvements, build out, and up grades were also incorporated in the project. Restrooms were either upgraded or gutted and brought up to current standards. Existing fire sprinkler and alarm system was modified to current standards. Exterior masonry and concrete handicap ramps with matching brick cap and handrail were also built on the exterior of the building to tie into the existing historic architecture.
